This is what can happen if a heat exchanger is not regularly cleaned, or if cleaning is not possible.  Heavy biofilm contamination and corrosive products can severely reduce the heat-reducing efficiency of the exchanger, leading to serious safety issues.  Determining how best to clean or treat equipment that is contaminated with biofilm is one of the exciting areas of biofilm research.
